OUR SERVICES

To make our residential and commercial projects stand out amongst the monotony, we have a rigorous process to ensure the design intent is executed the way imagined. We want the projects we work on to feel smooth and easy, not overwhelming. By being transparent through the process, the client will feel reassured and not like they are existing behind a curtain. We also collaborate heavily with trades and consultants at the beginning of a project, where we can, to avoid surprises down the road.

  • No cost service to discuss scope of work and determine if client to designer fit is compatible for intended project outcome.

  • PRE-DESIGN

    Sets up the parameters of the project through a Design Kick-Off Meeting, site measure for as-built drawings, and concept development.

  • INTERIOR DESIGN SERVICES

    Schematic Development - Initial space planning exercises.

    Design Development - Finalized space plan, 3D model with full design and materials applied, fully actualized renders, finalized specifications list.

    Tender Coordination - Send out Issued for Pricing drawings to Contractor. During this process we answer questions from trades to assist in their final bid submission.

    Permit Applications - Submitting our and other acting consulant drawings to the city for permit approval. Coordinating w/ consultants to rectify any questions or asks from the city for final approval.

    Construction Documentation - Issued for Construction drawings that capture the design intent in full detail for the Contractor and Trades to begin the construction process.

    Contract Administration - Coordinating and maintaining the design intent throughout the construction phase. Site visits, shop drawings review, Change Order reviews, Request for Information reviews, and any other construction related questions.

  • PROCUREMENT

    Selection, design, coordination, and install of project specific furniture, fixtures, and equipment that exist outside of the Phase 2 scope of work.
